When Service-Led Activities and Tertiarization Processes Replace Old Industries and Local Brownfields: Changes, Perceptions and Perspectives in the Northern Industrial Area of Lugoj, Romania

This paper examines the transformation of brownfield sites and places occupied by old industrial activities in Romania, focusing on a medium-sized town since small- towns are mainly overlooked current scientific debates. These frequently followed similar development patterns to large cities, but at different paces local urban regeneration. We conducted case study Romanian Lugoj, one most important areas which encountered significant decline during post-socialist period where ruins remain as proof regeneration efforts. Recent years (2020–2022) unveiled great interest this area with positive spatial outcomes, experiencing massive tertiary thus turning former into service-led one, some units that were completely regenerated while others ruins.
